Flow has received a commercial licence from the Dubai International Financial Centre and is hiring as it prepares to open its first UAE communities in the first quarter of 2027. The residential property company, founded by former WeWork chief executive Adam Neumann, is negotiating for projects in Dubai and Abu Dhabi, according to The National.

Flow UAE plans its first communities for 2027

Arif Shah, chief executive of Flow UAE, said the company is in advanced negotiations for its first properties in the country. The company expects to open its first communities by the first quarter of 2027, with projects planned in Dubai and Abu Dhabi.

Flow also plans to open an experience centre in Al Quoz by December. The site will serve as its design studio and Dubai office, while the UAE team supports development projects in the US and Saudi Arabia.

Flow UAE hiring expands its Dubai team

The Dubai team has grown to 16 people after Flow hired 10 staff in the past three months. Shah said the company expects the team to reach 40 to 50 employees by the end of 2026.

The new roles are part of Flow’s wider UAE operation rather than staffing for a single announced development. The company has not disclosed the locations, names or prices of its planned UAE communities.

Flow’s property portfolio already includes Saudi Arabia

Flow was set up in 2021 with a $350 million investment from Andreessen Horowitz. It entered Saudi Arabia in 2024 by acquiring about 1,000 units and now says it has an overall portfolio worth $2.5 billion, including 8,500 residences under management or development.

Semafor previously reported on Flow’s Saudi real-estate venture, while a Flow UAE hiring post on LinkedIn identifies Shah as the company’s UAE chief executive.

Dubai’s completed real-estate investments reached Dh111 billion ($30.2 billion) in the first half of 2026, up 52 per cent from the same period a year earlier, according to figures from the Dubai Land Department reported by Wam. Flow is entering a market where large numbers are already doing most of the talking.
